Factory Fitness, Folsom Academy of the Arts move out of McMahan Plaza; YouFit moves in – Louisville Business First – The Business Journals

Change has come to McMahan Plaza, following the shopping center’s multimillion-dollar renovations.
Two businesses, Fitness Factory and Folsom Academy of the Arts, have vacated their spaces at McMahan Plaza on Breckinridge Lane. They will be replaced by a single business, Youfit Health Club, said Rory McMahan, a principal at The McMahan Group, the Louisville-based real estate firm that owns McMahan Plaza. Youfit will take over both the spaces for a total of 17,000 square feet, McMahan said.
Business First previously reported that Fazoli’s closed its McMahan Plaza store in July. A spokesman for the Lexington-based Italian restaurant chain said The McMahan Group raised its rent, so the franchisee, Up Properties of Kentucky LLC, decided not to renew its lease.
Park Community Credit Union is taking over the Fazoli’s outlot, and The McMahan Group is adding 4,000 square feet onto the building for a different business. The adjoined space is available for lease, McMahan said.
The center recently underwent a $15 million renovation, which included facade improvements and the expansion of The Kroger Co. store.
“We just remodeled the shopping center, and we needed to freshen up our tenant mix,” McMahan said.
Youfit, a fitness center chain based in South Florida, approached The McMahan Group about opening a location in the center, McMahan said.
He then approached Fitness Factory and said the business could stay but that it would have to pay higher rent.
Instead, the Fitness Factory decided to move into a new space at 2520 Hurstbourne Gem Lane, near Hurstbourne Parkway and Taylorsville Road. The gym closed its Breckinridge Lane location on Aug. 7 and will re-open at the new location on Aug. 23, according to its new website.
Fitness Factory’s managing partner, Brian Brooks, did not return calls for comment.
Folsom Academy of the Arts, a dance studio that operated next door to Fitness Factory, also decided to move. The studio’s new location is 9616 Taylorsville Road, McMahan said.
No one from the dance studio was immediately available for comment.
McMahan added that the tenants are receiving financial help from The McMahan Group.
“We are helping them move,” McMahan said. “We are really bending over backwards to make this as painless as possible.”
McMahan Plaza will not be completely full once Youfit and Park Community. There are still six spaces of varying size for lease.
